The Planning Case

The HECM line of credit as a planning tool.

For the planners and advisors among you, the most interesting use of a HECM often isn't the lump sum, it's the standby line of credit and how it behaves inside a retirement income plan.

A HECM line of credit has an unused portion that grows over time, and, unlike a home equity line, the lender cannot freeze or cancel the available credit as long as the borrower meets the loan obligations. That combination is what makes it useful as a deliberate planning instrument rather than a last resort.

The concept that gets the most attention is using the standby line as a buffer against sequence-of-returns risk: drawing from the credit line during market downturns instead of selling investments at a loss, then letting the portfolio recover. Related strategies coordinate withdrawals between the portfolio and the credit line to smooth taxes and preserve assets. This is an active area of retirement-income research, associated with researchers such as Wade Pfau, and I'm happy to talk through the mechanics with you at whatever depth is useful. I won't hand you a fabricated statistic, I'd rather point you to the research and let the numbers speak for the specific client in front of us.

As always, reverse mortgage proceeds are generally not taxable income, though individual tax situations vary and clients should consult their own tax advisor. Borrowers remain responsible for property taxes, homeowner's insurance, and maintaining the home. None of this is a commitment to lend.
